The goal of the Walnut Springs Homeowners Association is to ensure a smooth, collaborative process among owners in managing and living at the ranch. Each homestead has a membership in the Association, and the costs of ranch maintenance are shared equally by the owners. The Association is responsible for ownership and maintenance of common and private roads as well as maintenance of the amenities, including the equestrian center, trail system, swimming pools, tennis courts, clubhouse, putting green, barbeque facilities, and the common areas.

All construction and improvements on homesites are reviewed by the Design, Environment, and Wildlife (DEW) Committee of the Homeowners Association to ensure that the standards for Walnut Springs are maintained. The covenant stipulates that:

• Construction is limited to a homeowner selected and ARC approved building envelope on each homestead, with the balance of the homestead included with the open space qualifying for the wildlife management tax exemption.

• Minimum home size is 2,400 square feet. No maximum home size is specified, but all homes must conform to setback limitations, height restrictions and have no more than four structures on the building envelope.

• A minimum of 75% of the exterior surface shall be native or Texas stone. Plaster exterior walls can be used instead of stone. Colors of all exterior surfaces should blend naturally with the native landscape.
